Pretty and highly popular traditional houseboat that is on a beautiful riverside mooring plot that can be taken over with the property. An ideal holiday retreat on the southern Norfolk Broads. (River Yare).
This traditional 1 double bedroom houseboat is a very pretty example of these popular holiday homes. In 2017 she had £15k spent on new floats, new floor and insulation and other works to ensure she has a long and enjoyable ongoing life, be that on her current stunning riverside plot, or if she is to be moved to any other location. The work included adding more buoyancy to raise her deck up to be higher above the water.
She has a traditional wooden construction and has a nice traditional wood panel interior. She offers a comfortable open plan lounge-galley arrangement with stunning views out on to the river , plus a pretty little covered veranda, a good size double bedroom with en-suite washroom with toilet and full size shower. Currently she has a porta potti fitted but there is a sewage drainage system at the site with a connection available to the houseboat if a macerator is fitted so it would be very easy for a typical house style toilet to be fitted and connected. There are site toilets and an emptying point very close to the houseboat which the owner generally uses so this has not been a high priority in the 8 years they have used the houseboat for weekends away.
The galley is well fitted and has electric cooker with twin hob, a microwave, plenty of storage and a washing machine, plus a full size fridge. The whole boat is mains electric fed and has no gas.
This houseboat also as the added benefit of a good metal roof so is not subject to the problems that felt roofs will bring. The boat is insulated and warm but does have an electric radiator should you feel a chill.
This houseboat is moored in a stunning location in Brundall and the mooring is available at £3990 per year. It should be noted where she is located the marina rules mean this is a holiday property and full time liveaboard use is not allowed at the site. Neither is letting the property out.
