Broker's Comments
Boatshed Grand Union are delighted to offer this 42.5ft Narrowboat for sale with residential mooring in Limehouse Basin in London.
Built in 2001, this boat is totally immaculate thanks to an owner that has really taken pride in their boat. It is ready for an individual or couple to move onto straight away and, with Limehouse's excellent location and great transport links, this is the perfect way to get on the London boating scene.
The boat has one double cabin, a decent sized bathroom with cassette loo and well equipped galley and saloon with seating that also converts to a second double berth.
The 25HP Vetus engine is in excellent working condition and was serviced in September 2015. The boat has a BSS certificate until October 2017 and the Webasto central heating and stove combine to keep this boat warm during the coldest winter nights.
Limehouse Basin is situated at the end of the Grand Union canal with access to the River Lea and Thames. The Limehouse DLR station is five minutes from the marina and gives access to Bank station in 10 minutes. Marina residents have access to the laundry and shower facilities ashore, 24 hour security. Current mooring fees are £7,200 p.a.. A 5% transfer fee, payable to the marina operator, is applicable to take ownership of the mooring.
